Scope

O’Dwyer Real Estate Management was appointed to provide Total Facilities Management Services by Talacare for its office complex in Tallaght, Dublin in July 2016.

Approach

Our approach was to review all of the maintenance requirements of the building and draw up costs for a Planned Preventative Maintenance Programmes and management of specialist services.

Outcome

O’Dwyer Real Estate Management’s Total Facilities Management (TFM) solution at Talacare enables our client and their tenants to carry out their core business, while we coordinate and manage the following services:

South Dock House, Hanover Quay, Dublin 2

Scope

In 2015, O'Dwyer Real Estate Management was appointed by a client to provide a Total Facilities Management Solution at South Dock Mixed-use complex

Approach

The O'Dwyer Real Estate Management team put in place a Facilities Management programme of works that include:

  • M&E Services

  • Service Charge Collection

  • Utilities Management

  • Contractor Management


Ashtown, Phoenix Park, Navan Road

Scope

O’Dwyer Real Estate Management was appointed property manager to Phoenix Park Racecourse Development in 2006. It consisting of 546 residential units laid out over 11 blocks. There are 10 separate basement car parks together with extensive landscaped gardens and courtyard areas. O’Dwyer were re-appointed Agents in August 2014 following a successful tender process.

Approach

Our approach was to review all of the maintenance requirements of the apartment blocks and draw up a service charge budget and maintenance schedule.

O’Dwyer Real Estate Management provides a continuous review of Planned Preventative Maintenance and life cycle costing replacement plans to assess the service levels and associated costs. This allows us to re-set any non-performing service contracts and pass on service charge savings and discounts to the owners.

We work closely with the contractors and various service providers to assess how we can improve the project for the benefit of the owners, the tenants, residents and visitors to the development. We also engage with the businesses on site to seek and make the development customer friendly and inviting.

O'Dwyer engage with maintenance providers across all elements and assess a co-ordinated approach to all soft and hard services. This service ties in janitorial staff, through to cleaning, security, and maintenance services.

Outcome

We have an M&E team to carry out all reactive maintenance work on site covering the areas of Electrical, Mechanical, General Fabric, Pest control, General plumbing, Access control, Locks and ironmongery repair and water treatment.

On-site management provides a point of contact for tenants/owners queries.
We have achieved substantial savings for Phoenix Park Racecourse in operation expenditure without any diminution in services. Working closely with the Board and Committee, we continue to maintain standard and deliver best practice building and environmental management services and in doing so help the owners continually protect the long term capital value of their assets.


Horse Racing Ireland, The Curragh, Co. Kildare

O’Dwyer Real Estate Management was appointed to provide Facilities Management Services by Horse Racing Ireland (HRI) in June 2015 following an e-tenders competition.

Our approach was to review all of the mechanical and electrical maintenance requirements of the building and draw up costs for a Planned Preventative Maintenance Programmes and management of specialist services.
